You're relocating? Congratulations! Relocating can be an exciting time. It can also be a bit scary. Here are some tips that can help make your move comfortable and stress free.

1. Contact a local real estate agent and request a relocation package. Relocation packages provide information on the area you're moving to.

2. Find an agent you want to work with. This may mean not automatically working with the real estate company referred to you by your company or friends, even if your company has an established referral relationship with a local company. When relocating, it's important to find a real estate agent that you are comfortable working with. Take control and make the choice, don't let your agent be chosen for you. It's in your best interest to have the best representation.

3. The Internet provides a great way to meet and develop a relationship with a real estate agent in the town you're moving to. By communicating via email and over the telephone, you can get to know your agent and communicate any important information before you move. Your agent's job is to provide you with the information you need about your new community to help you make an informed purchase.

4. Get pre-qualified and pre-approved for a home loan before you move. Your agent can provide you with information on local lenders. With today's technology, you can apply for and receive loan approval over the Internet and by phone and fax. You're pre-approval letter will provide leverage to negotiate a good price and may serve as a tie-breaker if more than one contract is submitted for a home.


5. Use your agent to make hotel reservations for you in your new community. Your agent can keep you from staying in a hotel that doesn't meet your needs or is in the wrong part of town and can make your move easier.


6. After arriving in town, have your agent take you on a tour of the area before you begin looking for homes. This will help you get familiar with the community, including its roads, traffic, shopping and recreation, and can help you decide where to look for a house

7. Once your tour is complete you will be better prepared to select areas in the community that interest you. Your agent can then take you through selected neighborhoods to drive by homes for sale. To save time, it is suggested you begin touring homes only after you find an appealing neighborhood.

8. Always look at houses with your real estate agent. Never look at properties with the seller's agent when your agent isn't present. Your agent will ensure you get the best purchase and that your interests are protected. Some state require that agents disclose in writing who they represent. If this is the case, be sure to look over these documents.

9. Be sure to work with a real estate agent who is committed to getting you the best buy and protecting your interests. Your agent will ensure you can conduct a home inspection, will inquire about a home warranty, and will be sure all appropriate inspections are conducted before you buy a home. Your agent should be able to recommend professional inspectors. Your agent can also recommend insurance companies, closing companies and other organizations to make the closing process proceed smoothly.

10. Once you move in, ask you agent to provide you with a list of service providers for the everyday services you need, such as trash collection, lawn services, plumbing and heating, etc. A good agent can give you this information and can help you settle in to your new house and community.
